This project will upgrade existing air handling units and lighting systems within the Gonda Center to reduce the building’s annual energy usage by approximately 45 percent. Most energy savings will be achieved by converting laboratory air handling units from constant-volume to variable-airflow systems. Other opportunities for energy efficiency include programming upgrades for system controls and new lighting.

The Work shall include several measures. Basement-level vivarium air handling units shall be upgraded from pneumatic to direct digital control (DDC) and laboratory exhaust valves converted from constant volume to variable air volume (VAV). In laboratory spaces, occupancy sensors shall be installed to reduce air changes and exhaust controls would be modified on fume hoods. New system strategies shall reduce equipment use through control of scheduling, temperature, pumps, and start/stop optimization. Lights and lighting control improvements shall include replacing fluorescent lights with LEDs. Related scope shall include patch and paint of walls in areas impacted by the work. In locations where equipment is above the existing ceilings grids, work shall include ceiling removal and re-installation, or replacement, after work is complete.

All work shall be performed in a fully operational and restricted building. Night and off-shift work will be required in sensitive areas as identified by University Representative. Contractor shall maintain building security at all times and will be responsible for furnishing access to workers and vendors for deliveries.

Contractor shall include an initial air survey of as-built condition for all areas and equipment under the scope of work.

All work will be performed while the hotel remains occupied. Contractor will have access to only 64 guest rooms at a time. This project is proposed by the Clinical Lab department at Peter Morton Medical Building at 200 Medical Plaza (MP200). The project would reconfigure the existing blood draw clinic to include one additional check-in workstation, seven additional blood draw stations, one additional private blood draw room, a new supply storage area, and nine staffing workstations to support the space. The project would also include replacing the existing toilets with code-compliant facilities and replacing the staff lockers and breakroom to better serve their needs.

The proposed scope of work includes the demolition of existing workstations, offices, and support rooms to accommodate the new program; modifications to building mechanical, plumbing and electrical systems to support the program; modifications to the fire alarm system and fire sprinkler system impacted by the work; installation of conduit and cabling for telephone, data and security systems; casework; testing and balancing; and upgrades to the building finishes in the area of work.

The work shall be in an occupied building and be completed in a sequence of 4 phases to allow continuous, if reduced, operation of the clinic. Dust control and safety barriers shall be installed per the specifications. Short term containment shall be included to separate the construction space from adjacent occupied areas. The work shall be during off-hours Monday thru Friday, 7:00 p.m. to 4:00 a.m., as approved by the University Representative.

The Los Angeles campus proposes to construct the 901 Levering Student Housing project. The site, purchased by UCLA in May 2024, currently consists of five aging residential buildings with 42 apartment units. This project would demolish the existing buildings and construct a 19-story building with approximately 145 apartments, totaling roughly 310,000 gross square feet. The project would provide approximately 1,130 new undergraduate student beds in predominantly four-bedroom (double occupancy) units. The project would help address the continued strong demand for student housing and maintain UCLA's undergraduate housing guarantee.

The building is Type-I high-rise, concrete construction. Exterior materials include a prefabricated curtainwall-type panel system with fiber cement/ultra-high performance concrete, metal panel, and punched window components. Exterior materials at the base of the building include curtain wall and storefront systems, integral color cement plaster, and architectural grade exposed structural concrete.The project will tie into municipal utilities, including domestic water, fire water, sanitary sewer, and storm water. Electrical and telecom utilities are anticipated to tie into the University’s campus loop.

The proposed Project would include an outdoor terrace, entry, and rear courtyards, which would be enclosed on all sides and open to the sky, and other landscape and hardscape elements would be installed. A service drive accessed from Levering Avenue, which would be located at the southeast corner of the building, would provide maintenance and service vehicles and deliveries and allow direct access for trash removal. On-site alternative transportation facilities would include a bike storage area on the ground level, as well as a designated area for scooter parking. Pedestrian access to the proposed building would be provided from the existing sidewalk on the west side of Levering Avenue and a street level connection at Weyburn Place at the building's 4th level.

The Project shall comply with the University of California Policy on Sustainable Practices and achieve a minimum LEED – NC Gold Certification rating.

The Acosta Operations Center would enable the production of simultaneous live events at multiple venues from a single location to meet the broadcast requirements for the BTN’s B1G+ digital platform. Local content is largely produced by students.

The proposed operations center would be located at the Acosta Training Center, an existing two-story building with a basement, located at 410 Charles E. Young Drive West, adjacent to Pauley Pavilion in the heart of campus. Totaling 77,945 gross square feet (gsf) (49,830 assignable square feet [asf]), the building serves a variety of needs for UCLA's Intercollegiate Athletics program. Remodeled in 2006, the facility features UCLA's Athletic Training and Rehabilitation Room, a speed-strength and conditioning room, varsity locker rooms, the Olympic Sport Equipment Room, and team meeting spaces.

The proposed scope of work includes the interior demolition of six vacant offices (121A, 121B, 121C, 121D, 121E, and 121F), totaling 2,321 asf; construction of new interior partitions; installation of new doors, flooring, ceilings, and wall finishes; modifications to the mechanical, electrical, fire sprinkler, and fire alarm systems to support the new program; accessibility upgrades to two adjacent Restrooms (114A and 114B); and installation and integration of broadcast system equipment.

The project scope also includes the installation of a dedicated mechanical system to address server heat loads and a double-interlock pre-action fire sprinkler system to protect sensitive equipment from inadvertent discharge.

Broadcast equipment includes cameras, production consoles, video and audio editing machines, televisions, and equipment processors used by the operators during broadcast productions as well as broadcast cabling required to connect between the equipment noted. The scope includes broadcast system integration, testing, and commissioning to deliver a fully functional turn-key system ready for broadcasting, including the connectivity and installation of all the broadcast equipment and cabling used for the project to view, edit, and transmit content captured.

The project includes installation of fiber optic cabling for a dedicated broadcast fiber optic network connecting the new operations center to all relevant athletic venues and the Morgan Center, which is located adjacent to Pauley Pavilion and the John Wooden Center. Cabling for the new broadcast fiber optic network would be routed primarily through existing underground ITS conduit. As part of the installation, new conduit would be added in the basement of the Morgan Center, and new conduit and a pull box would be added at the Los Angeles Tennis Center, which is located adjacent to the Acosta Training Center.

Work may be sequenced and phased to maintain existing facility operations. Hazmat abatement will be required. Project will be minimum LEED-ID+C Certified.

The project will provide National Collegiate Athletic Association (NCAA) sports facility broadcast improvements and upgrades at Mapes Beach (beach volleyball), Spieker Aquatic Center (swimming and water polo), and John Wooden Center (volleyball), and improvements to the campus fiber optic cabling infrastructure, as Phase 2 of the Big Ten Network. This project would support UCLA’s transition to the Big Ten Conference and enable multiple simultaneous live broadcasts of UCLA athletic competitions on the Big Ten Network’s B1G+ digital platform.

The project involves the installation of broadcast communication equipment and infrastructure, including new camera stations (with both dedicated broadcast cameras and replay cameras), television reception panels (TVRPs), input/output (I/O) panels, waterproof enclosures or junction boxes (JBTs), and associated broadcast cabling and electrical conduit at each venue. Project improvements would make use of existing underground conduit networks as much as possible. New 100-amp and 200-amp connections would be installed as needed for the camera stations and TVRPs, with electrical power provided from existing electrical panels and/or substations at each location.

All relevant athletic venues will connect to a centralized broadcast facility via a future campus fiber optic network that will be run in existing underground campus IT conduit. This project includes the installation of 300 linear feet of new underground conduit between existing manholes off Charles E. Young Drive North, where there is insufficient existing pathway for the future campus fiber network.

Work may be sequenced and phased to maintain existing site occupants and facility operations.

Contractor shall provide waterproofing of the UCLA Cogeneration plant cooling tower concrete basins located on the Facilities Management building roof. The rooftop basins collect water from cooling towers to feed chillers that supply cooling water for campus HVAC equipment. As a part of maintenance programs, the concrete basins need a new waterproofing membrane. To comply with campus cooling need the project is intended to take place in up to (3) construction phases during the winter months where (4) concrete basins of varying sizes will need to be prepped and waterproofed.

The timing of shutdowns is critical. Sequencing of the four tower closures and work to be done is necessary to maintain campus operations with minimal loads to the COGEN Plant.

The CM/Contractor and the University will explore alternate phasing options during Pre- Construction services.

The project includes core and shell improvements at UCLA Research Park East, located at 10800 West Pico Boulevard, Los Angeles, to enable it to support future biomedical research and quantum physics laboratories. Formerly a shopping mall, the property was undergoing conversion to office space for a single tenant at the time of acquisition by the University.

As part of the core and shell work at Research Park East, the structure shall be retrofitted to accommodate vibration-sensitive quantum physics and biomedical research laboratories. A new vibration or seismic separation shall be introduced to allow the eastern third of the building to be developed in a separate future phase. The partially constructed mechanical, electrical, and plumbing systems installed for the former tenant’s office functions shall be removed and replaced to provide new points of connection for future tenant improvement projects. Portions of the basement parking level and the existing loading dock shall be floodproofed to protect these areas and support future vibration- and light-sensitive programming. The at-grade loading dock shall be upgraded to serve the first phase of tenant improvements in advance of the possible future construction of a second loading dock to support full buildout in the future.

Subject to conditions prescribed by the University of California, Los Angeles, sealed bids for a lump sum contract are invited from prequalified Demolition Subcontractors for the following work:

1. The 5 story Medical Office Building (MOB) is located at 5901 West Olympic Boulevard, approximately 6 miles east of the UCLA Campus and is approximately 95,607 GSF. The proposed project would include seismic improvements on all floor levels and interior tenant improvements of approximately 34,000 GSF of space on floors 1-3. The MOB has a current Seismic Performance Rating of V. Upon completion of the work, the MOB would achieve a Seismic Performance Rating of IV or better and bring the facility into compliance with the UC Seismic Safety Policy. The proposed seismic work will include the installation of approximately 34 seismic dampers placed at specified locations on the inside perimeter of the building's exterior walls. The dampers will be installed diagonally and attached at the bottom and top of the existing steel column bays requiring incidental fireproofing at beam and column modifications. Steel reinforcing plates will be added to existing steel beams and columns to support the installation of seismic damper brackets. Additional seismic reinforcing is required at the existing rooftop mechanical penthouse and at the building foundation at locations along the 1st floor seismic dampers. In addition to the seismic work, work would also include partial restoration of interior building finishes impacted by the installation of the seismic braces. Limited MEP investigation and safe-off work is anticipated. Site and building accessibility improvements would include path of travel upgrades along the city sidewalk and building entrance, installation of new ADA handrails and guardrails at existing interior stairs. New accessible signage, restrooms and a drinking fountain are also anticipated.

The proposed project would include seismic improvements on all floor levels and interior tenant improvements of approximately 34,000 GSF of space on floors 1-3. The MOB has a current Seismic Performance Rating of V. Upon completion of the work, the MOB would achieve a Seismic Performance Rating of IV or better and bring the facility into compliance with the UC Seismic Safety Policy. The proposed seismic work will include the installation of approximately 34 seismic dampers placed at specified locations on the inside perimeter of the building's exterior walls. The dampers will be installed diagonally and attached at the bottom and top of the existing steel column bays requiring incidental fireproofing at beam and column modifications. Steel reinforcing plates will be added to existing steel beams and columns to support the installation of seismic damper brackets. Additional seismic reinforcing is required at the existing rooftop mechanical penthouse and at the building foundation at locations along the 1st floor seismic dampers. In addition to the seismic work, work would also include partial restoration of interior building finishes impacted by the installation of the seismic braces. Limited MEP investigation and safe-off work is anticipated. Site and building accessibility improvements would include path of travel upgrades along the city sidewalk and building entrance, installation of new ADA handrails and guardrails at existing interior stairs. New accessible signage, restrooms and a drinking fountain are also anticipated.

Bid Package 03A-Concrete Description: The anticipated concrete scope includes concrete infill of existing slab on grade where concrete was removed to facilitate new underground utilities.

1. The 5 story Medical Office Building (MOB) is located at 5901 West Olympic Boulevard, approximately 6 miles east of the UCLA Campus and is approximately 95,607 GSF. Bid Package 09A-Framing & Drywall Description: The anticipated drywall and framing scope of work includes all metal stud framing, insulation, drywall, taping and finish work associated with the updated interior layout on levels 1, 2, and 3. Installation of hollow metal door frames, and construction of a new shaft from levels 1 to 5. Ligature resistant considerations and scope apply to this bid package including impact-resistant drywall where shown per plan and coordination with other trades to ensure ligature resistant details installed correctly.
